
BROADHEATH NETWORK CENTRE
PROJECT OVERVIEW
Bansco was appointed principal contractor by Network Space Developments to deliver Broadheath Network Centre, a landmark regeneration of an 11.6-acre brownfield site on Atlantic Street, Altrincham – the former Cartwright Trailers manufacturing facility.
The scheme transformed the site into a modern, highly sustainable multi-let industrial estate comprising a mix of new-build units and the retention, extension, and upgrading of existing structures to create flexible space from 2,100 sq ft to 41,000 sq ft. Strategically located with direct access to the M56, M60, and M6, the development incorporated EV charging, photovoltaics, and extensive landscaping to meet the North West’s growing demand for Grade-A industrial accommodation.
CHALLENGES
- Retaining and over-cladding two large existing portal frame buildings while shot-blasting and re-coating the original steelwork with intumescent paint to current standards - Minimising waste on a tight urban brownfield site by reusing existing structures rather than full demolition
- Working adjacent to the Bridgewater Canal and neighbouring businesses with strict noise, dust, and traffic controls
- Delivering the highest sustainability targets on a fast-track 56-week programme
SOLUTIONS & APPROACH
From day one Bansco worked in true partnership with Network Space, adopting an early-engagement, value-driven approach that kept existing buildings where viable and upgraded them to modern specification.
Key works included:
- Shot-blasting and intumescent coating of retained steel frames
- Over-cladding existing portals and new cladding with high-performance composite panels and rooflights
- New piled foundations and steel-framed buildings for the additional units
- Full M&E services, EV charging infrastructure, and photovoltaic installation
- Extensive external works including drainage, service yards, roads, fencing, and enhanced landscaping with biodiversity improvements
Throughout the project, we maintained Considerate Constructors Scheme registration, achieving an “Excellent” overall rating by practical completion.
OUTCOMES & RESULTS
Delivered on programme in 56 weeks with phased handovers, the estate was over 66% pre-let by completion, including a flagship pre-let to Maersk (which achieved BREEAM Excellent). The development created at least 243 direct construction jobs and supports up to 450 long-term roles, with over 95% of the supply chain spend within 45 miles of site.
Broadheath Network Centre sold in January 2025 for £47 million to a joint venture between Oxford Properties and AustralianSuper, proving the quality and market appeal of the finished product.
A genuine brownfield success story that demonstrates Bansco’s strength in industrial regeneration: retaining and upgrading existing structures wherever possible, delivering outstanding sustainability, and creating space that occupiers want to move into immediately.
