CENTRIX HOUSE

PROJECT OVERVIEW

Bansco delivered a full strip-out and high-end refurbishment of the first floor at Centrix House, transforming dated office accommodation into contemporary Grade A workspace for Network Space Investments.

The project created flexible, light-filled open-plan areas with exposed timber soffits, modern breakout zones, meeting rooms, and premium finishes—complete with underfloor heating, LED lighting, raised access floors, and glazed partitions. The result is a bright, welcoming environment that reflects Network Space’s focus on quality occupier experience in a prime North West business location. 

 

CHALLENGES

- Complete demolition of existing ceilings, partitions, services, and finishes while maintaining structural integrity and minimising disruption to ground-floor tenants 

- Coordinating complex M&E replacement (new HVAC, power, data, lighting) in a live building with restricted access and out-of-hours working constraints 

- Achieving exacting aesthetic and acoustic standards (exposed timber, acoustic panels, glazed screens) within tight tolerances 

Managing supply chain and material lead times during a period of industry-wide delays 

 

 

SOLUTIONS & APPROACH

Bansco focused on meticulous planning and close client collaboration from the outset, producing detailed phasing and method statements to protect ongoing building operations.

We prioritised: 

 

- Systematic strip-out with segregated waste streams and daily housekeeping to maintain a clean, safe site 

- Installation of exposed glulam timber beams and acoustic baffles as a central design feature, combined with high-efficiency LED linear lighting and smart controls 

- Full M&E upgrade including new comfort cooling, power distribution, and CAT6 data infrastructure 

- Careful sequencing of trades to allow parallel working in breakout and meeting zones 

 

OUTCOMES & RESULTS

The refurbished floor was handed over on programme and within budget, delivering a standout Grade A environment. The exposed timber and natural light create a premium feel, while the practical upgrades (improved ventilation, connectivity, and acoustics) ensure long-term occupier comfort and energy efficiency.

This project highlights Bansco’s ability to execute high-finish office transformations with precision—turning functional space into an aspirational workspace that adds real value to investment assets.
