CO-OP GREAT MOOR
PROJECT OVERVIEW
Bansco was appointed via framework supplier Mahoney Contracts to deliver the shell and core for a new 4,520 sq ft Co-Op convenience store in Great Moor, Stockport – a modern retail unit on Buxton Road.
The scheme involved demolishing an existing terrace row, constructing a new ground-bearing slab with brick and block external walls, a combination of pitched and flat roofs, double-glazed windows on the first floor, and aluminium windows and doors on the ground floor. Mahoney handled the M&E and fit-out elements, ensuring a seamless handover for a high-traffic community store with sustainable features like solar PV, EV charging, and enhanced parking.
CHALLENGES
- Multiple client delays and last-minute design/spec changes that required on-site adaptations to maintain the programme
- Tight urban site with restricted access for plant, materials, and teams
- Engaging with numerous local residents to keep them informed and minimise disruption
- Observing party wall awards with neighbouring properties
SOLUTIONS & APPROACH
Bansco adopted a flexible, proactive strategy with early engagement and value engineering, working closely with Mahoney and the client to handle changes efficiently under the framework contract.
Key works included:
- Demolition of existing structures, including prompt asbestos removal based on the 2020 survey
- Innovative switch to CFA piled foundations, avoiding 2m+ excavations, reducing muck away, saving costs/time, and minimising vibration/plant movements for neighbours
- Shell construction with steel frame, cladding, and core M&E prep
- External drainage, services, landscaping, and car parking enhancements
OUTCOMES & RESULTS
Delivered on time despite challenges, the shell and core enabled swift fit-out and store opening – providing essential retail space for the community. Bansco's problem-solving and neighbour-focused approach ensured zero major incidents, budget control, and a positive local impact.
A prime example of Bansco's retail expertise: adapting to mid-project hurdles, innovating for efficiency, and delivering durable foundations for client success in constrained urban settings.
