PROJECT OVERVIEW
Bansco was appointed principal contractor by Network Space Investment Limited to deliver the Grange Mill project, a comprehensive refurbishment of an established industrial estate on Grange Mill Lane in Sheffield.
The scheme involved the extensive upgrade of four existing warehouse units to create modern, high-quality industrial space, strategically located just off Junction 34 of the M1 for excellent access to Sheffield, Rotherham, and the wider Yorkshire region. With a focus on efficiency and quality under a tight programme, Bansco collaborated closely with the project team to deliver refurbished units featuring modern office and welfare facilities, PIR LED lighting, 8m clear internal height, secure loading yards, level access doors, ample car parking, CCTV, and individual alarms.
CHALLENGES
- Working on an operational industrial estate with existing structures, requiring careful management of asbestos risks and underground services during upgrades
- Coordinating alterations and refurbishments in live or adjacent areas to minimise disruption to any ongoing occupiers or neighbours
- Achieving high-quality finishes within a constrained 20-week programme on a site with legacy infrastructure
- Ensuring compliance with CDM regulations and environmental controls in a busy urban-industrial location
SOLUTIONS & APPROACH
Bansco adopted a collaborative, proactive strategy with early engagement to ensure safe and efficient delivery of the refurbishment works.
Key works included:
- Asbestos surveys, safe removal, and disposal in accordance with CDM requirements
- Structural upgrades, including steelwork repairs, cladding replacements, and roof improvements for enhanced durability
- Full M&E refurbishments with energy-efficient PIR LED warehouse lighting and modern office/welfare fit-outs
- External enhancements such as secure loading yards, re-coating of all roof surfaces, level access doors, car parking, CCTV, and individual alarms
OUTCOMES & RESULTS
Delivered on programme in 20 weeks, the project transformed the estate into high-spec industrial accommodation now marketed as Grange 34, with units from 10,064 sq ft to 50,505 sq ft available for immediate occupation.
The refurbishment has extended the life of the buildings, provided modern facilities for logistics, manufacturing, and distribution occupiers, and contributed to Network Space's portfolio of prime industrial assets in Sheffield. Grange Mill demonstrates Bansco's strength in delivering fast, high-quality refurbishments that add immediate value and appeal to the market.
