L175 SPEKE

PROJECT OVERVIEW

Bansco was appointed principal contractor by PLP / Mirastar to deliver dilapidations and reinstatement works on L175 Speke, a prime 176,000 sq ft industrial/logistics unit in Liverpool International Business Park – originally developed in 2016 to BREEAM Very Good and EPC A standards.   

 

The scheme returned the facility to lettable condition after tenant vacating, including soft strip-outs of fit-outs, recommissioning of mechanical and electrical systems, repairs to the roof, elevations, and external areas, and full certification. Strategically located adjacent to Liverpool John Lennon Airport and the Port of Liverpool, with excellent motorway access, the project ensured the unit's high-spec features – like 25,270 pallet capacity and fitted offices – were preserved and enhanced for immediate occupancy. 

 

CHALLENGES

- Managing potential hazards on a large-scale site, including asbestos risks, electrical substations, and underground services, while adhering to CDM 2015 regulations   

- Coordinating works in a live business park with strict controls on noise, dust, vibration, and traffic to minimise disruption to neighbours and airport/port operations   

- Ensuring full testing and recommissioning of complex systems (fire alarms/VESDA, HVAC, lighting, access control) to meet modern standards on a budget

SOLUTIONS & APPROACH

Bansco adopted a collaborative, value-driven strategy with early engagement and proactive problem-solving, working closely with the client and design team to deliver transparent, efficient reinstatement under a fixed-price contract.

 

Key works included:   

- Soft strip-outs of tenant alterations, including data cabling, security fencing, and water services, followed by deep cleaning and decoration   

- Recommissioning and certification of M&E systems: electrical, fire detection (VESDA), emergency lighting, HVAC, potable water, and drainage   

- Repairs to roof (cladding, flashings, gutters), elevations (doors, cladding, louvres), and external areas (yards, fencing, drainage)   

- Phased logistics planning with secure site access, welfare setup, and demolition zoning to maintain safety and programme

 

Throughout the project, we maintained Considerate Constructors Scheme registration, achieving an “Excellent” overall rating by practical completion. 

 

OUTCOMES & RESULTS

Completed on programme in 12 weeks with zero incidents, the reinstated unit achieved full certification and was immediately marketed for let – listed as available in January 2026. Bansco's experienced operational team, and focus on quality ensured budget adherence and optimal outcomes, creating a durable, high-performance space ready for new tenants.
