PROJECT OVERVIEW
Bansco was appointed principal contractor by Network Space Projects Limited to complete Woodhouse Link, a speculative multimillion-pound industrial development near M1 Junction 31 in Sheffield – close to the Advanced Manufacturing Park.
The scheme delivered 4 high-specification detached warehouse units ranging from 15,800 sq ft to 48,900 sq ft, with features like 8-10m eaves, secure yards, and office spaces. Strategically located for excellent motorway access (M1, M18, A57), the project was picked up part-way through to ensure timely completion and market readiness.
CHALLENGES
- Taking over mid-project at short notice after the previous contractor pulled out, requiring rapid mobilisation and assessment
-Re-engaging the supply chain to maintain momentum without delays

SOLUTIONS & APPROACH
Bansco adopted a collaborative, proactive strategy with early engagement and value engineering, working closely with the client and design team to navigate the part-completed site and deliver efficient completion under a prime cost contract.
Key works included:
- Internal finishes to offices and common areas
- External works encompassing service yards, roads, fencing, and landscaping
Snagging work from the previous contractor.
OUTCOMES & RESULTS
Completed on programme with phased handovers, the estate secured early lettings (e.g., BLE Smoke & Fire Curtains in a 31,200 sq ft unit) and met high demand in the region. Bansco's experienced team and flexible approach ensured seamless delivery, creating a Grade-A space that supports local manufacturing and logistics.
